CAD Monke Ltd were appointed by a commercial property management company to deliver a series of national Rebuild Cost Assessment (RCA) surveys across a mixed-use property portfolio.
Our role involved assessing a client-provided list of properties requiring RCAs and managing the surveys efficiently at a national level. The portfolio comprised a combination of retail units, offices, and residential buildings, each requiring accurate area data and clear documentation to support insurance valuations.
A key element of the commission was our ability to manage the programme in-house, grouping sites geographically to minimise disruption and maximise efficiency.
The Brief
The client instructed CAD Monke Ltd to fully manage the project, undertake site visits, and carry out existing building surveys across the portfolio.
The scope of works included:
Visiting each site and undertaking existing building surveys
Preparing accurate existing drawings
Highlighting scheduled and key areas within each building
Producing Gross and Net Internal Area calculations
The information was required to a professional standard, with particular emphasis on accuracy and appropriate conduct when dealing with tenants.
Constraints & Challenges
The primary constraint related to site access and coordination. Several properties were occupied by multinational high-street brands, meaning access had to be arranged via head offices and filtered through multiple layers of approval before reaching on-site teams.
This required careful planning and clear communication to avoid delays to the overall programme.
The project presented a number of practical challenges:
Programme management:
Coordinating access to multiple buildings within the same geographic areas on the same day
Ensuring surveys were completed on time to allow travel between sites without disruption
Consistency of outputs:
Producing uniform, consistent drawings across a portfolio containing very different building types and uses

Accurate area calculations suitable for rebuild cost analysis
