Project Overview

Project Name: Heathcote Rise, Haworth
Location: Bradford, West Yorkshire
Client: Private domestic client (dwellinghouse)
Project Type: Double-storey extension over existing garage
Floor Area: 48m²
The project involved the design and planning approval of a double-storey extension above an existing integral garage, creating additional bedroom accommodation and a first-floor utility space within a modern detached dwelling.

The Brief 

  • The client approached us seeking assistance to secure planning permission for an extension above their existing garage. Key requirements included:
    • Creating two bedrooms within a restricted footprint
    • Making efficient use of space without increasing the building’s visual bulk
    • Converting the existing first-floor “box bedroom” into a utility / washroom, allowing laundry to be washed, dried and folded on the same floor as bedroom storage
    To achieve this, the client was open to non-traditional ideas and encouraged innovative use of vertical space.
    Visiting each site and undertaking existing building surveys
  • Preparing accurate existing drawings
  • Highlighting scheduled and key areas within each building
  • Producing Gross and Net Internal Area calculations
 

Constraints & Challenges

  • Structural constraints associated with building over an existing garage
  • Planning sensitivity due to the property’s location within a desirable village with historic character
  • Designing two functional bedrooms within a limited floor area
  • Introducing vertical living and vaulted spaces, which differed from the estate norm

Design Solution 

Through a series of pre-planning design consultations with the client and contractors, we explored multiple layout options. Draft sketches and design prototyping were produced to test raised beds and netted relaxation / play areas.
A key design decision was to vault the ceilings, allowing:
  • Mezzanine-style sleeping and relaxation spaces at high level
  • Traditional floor space below to be used for studying, storage and dressing
Planning sensitivity was addressed by:
  • Closely following the relevant Supplementary Planning Design Guidance
  • Maintaining open communication with planners and neighbouring properties
  • Ensuring the external appearance remained sympathetic to the existing dwelling and street scene

Outcome

  • Planning permission approved first time, without conditions
  • Building Regulations approval successfully obtained
  • All initial client requirements fully delivered
  • Two new bedrooms created within a compact footprint
  • A practical first-floor utility washroom integrated into the home
The end result is a highly functional, creative family space, with particularly positive feedback from the client’s children who now benefit from their new bedrooms.
