CAD Monke Ltd were appointed as a sub-contractor by a large Leeds-based Chartered Surveying practice to undertake a comprehensive measured survey of Orchid Square, a substantial multi-let shopping centre in Sheffield.
The centre extends to approximately 15,000 square metres and comprises 25 retail units, 11 craft shops, and three floors of office accommodation. Occupiers include nationally recognised retailers and institutions such as TK Maxx, Waterstones, and Virgin Money.

The Brief 

Our client instructed us to attend site over several days to complete a full measured survey of the entire shopping centre. The scope of works included:
  • Producing a full set of existing floor plans
  • Calculating and clearly identifying Gross Internal Area (GIA) and Net Internal Area (NIA)
  • Presenting the information in a format suitable for use in the transfer and sale of the asset
The resulting drawings and area data were critical to progressing the transaction.

Constraints & Challenges

The project was subject to significant time pressure, as the required information was holding up a £16.2 million sale. This required rapid mobilisation and a re-prioritisation of our internal workload to meet the client’s programme.
To accelerate delivery while maintaining accuracy, we utilised specialist CAD software to efficiently convert historical drawings into an up-to-date and coordinated CAD model, allowing area calculations and drawings to be produced without delay.
In addition, parts of the building were occupied by banking tenants, which introduced further constraints, including:
  • Enhanced security procedures
  • Insurance compliance requirements
  • Sub-contractor vetting and ID checks prior to access
These constraints were carefully managed to avoid disruption to occupiers and delays to the programme.

Outcome

The project was delivered in full and on time, enabling the transaction to proceed as planned. Ownership of the shopping centre was successfully transferred, and the new owners were provided with a comprehensive measured survey report, including:
  • Individual summaries for each unit
  • Accurate floor area calculations
  • Fully coordinated CAD drawings
  • Supporting site photographs
The information provided a clear, reliable record of the asset and supported a smooth and informed acquisition process.
