Project Overview

CAD Monke Ltd was appointed by a large chartered surveying practice based in Leeds, acting on behalf of a commercial landlord, to undertake a comprehensive measured building survey of the former Barclays Bank at 35 Victoria Street, Grimsby.
 
Occupying a prominent position on the town’s prime pedestrianised shopping street, the Grade II Listed property comprises a ground floor banking hall with ancillary and staff accommodation arranged over the first and second floors. The building benefits from two principal entrances and extends to approximately 8,257 sq ft, with an estimated asset value of £800,000.
 
Following the bank’s closure, the landlord required accurate and reliable building data to support a dilapidations assessment and the re-marketing of the property. The information also needed to provide confidence in area verification for valuation and asset management purposes.

Scope Of Services

CAD Monke Ltd carried out a full measured building survey across all three floors. From this, we produced precise, scaled existing floor plans together with detailed area schedules including Gross Internal Area (GIA) and Net Internal Area (NIA) calculations.
To further support the client’s requirements, we compiled a comprehensive photographic record and video walkthrough of each level, capturing both layout and condition. The deliverables were structured to ensure that multiple departments within the client’s organisation could rely on a single, coordinated site visit without the need for further attendance.

Project Challenges 

The project presented a number of logistical and operational considerations. The building had no live services at the time of survey, resulting in low-light conditions throughout. The recent closure of the bank had generated local media attention, leading to heightened public interest and increased footfall in the immediate vicinity.
Working within a listed building in a busy town centre environment required professionalism, discretion and careful planning. Access arrangements had to be coordinated with managing agents and key holders, and lone working protocols were implemented to ensure safe delivery. In addition, a fixed fee was agreed prior to any site visit, requiring a clear understanding of risk and scope from the outset

The Outcome

The survey was delivered on time and in accordance with the agreed brief and budget. Accuracy was verified through cross-referencing with historic records, providing the client with confidence in the integrity of the data.
The information supplied supported a successful dilapidations claim and underpinned a targeted marketing campaign, contributing to a swift re-letting of the property. Importantly, the managing agents were not required to attend site, saving internal time and resource while ensuring that all relevant departments benefited from a single, comprehensive survey exercise.
